Her story

She did not arrive in Shelby County to sell it. She was already here.

Jennifer earned her Indiana real estate license in 2020 and has worked the same stretch of Central Indiana every year since. That is a short license history and a long local one, and the second matters more. Most of what she knows about these nine towns did not come from the MLS. It came from sitting in rooms with the people who run them.

She came up through Leadership Shelby County and holds memberships with the Shelby County Chamber of Commerce, Mainstreet Shelbyville, and the MHP Women’s Alliance of Shelby County. That civic density is unusual for an agent licensed in 2020, and it is the part of the job that never shows up on a listing sheet. It is also the reason she can tell you what is happening on a street before you write an offer on it: which block is about to see construction, which stretch floods, which builder finishes on time.

She is solo by choice. The person who answers the phone is the person who negotiates your contract, and that puts a deliberate ceiling on how many clients she takes at once. If she is not the right fit for what you are trying to do, she will say so early rather than late.

When she is not working she is usually on one of her own properties, or riding dirt bikes on and off road.

Jennifer buys property in Shelby County and the towns along I-65, renovates it, and holds or resells it. That is not a side interest bolted onto a sales practice. They do not price alike. Taxes, school corporations, commute times and price per square foot all shift as you move between them, which is why the communities page takes them one at a time. Greenwood and Columbus are the two biggest markets she works.

Listing and pricing in a thin-comp market

In a subdivision outside Indianapolis you can find twenty near-identical sales. In Rushville or Edinburgh you might find three, and one of them backs onto something that changes the number. The SRS designation is the list-side credential; the seller’s guide covers how she prices.

Military relocation

Camp Atterbury sits just outside Edinburgh and Franklin, both towns she works. MRP covers VA loan timelines, PCS orders landing mid-contract, and buying a house you have only seen on video from another state.

How fast do houses move in these towns?

It depends entirely on which town. Greenwood and Franklin, both on the I-65 corridor, move fast, and correctly priced homes there often see offers within days. Push east to Rushville or Greensburg and the pace slows considerably. That difference is one reason the communities page treats each town separately.
